Getting To "Yes" - Negotiating With Panache - Business Negotiation ...

12:00 AM By Article Directory

'; div.innerHTML = summary; } //]]> Getting To "Yes" - Negotiating With Panache Getting To "Yes" - Negotiating With Panache

I have recently helped several clients negotiate better contracts for themselves. Not just better financially, but more aligned with professional goals they have and the types of work they actually enjoy doing. Negotiation is a steep learning curve for many, but vital to understand.

Getting to "Yes" - Negotiating with Panache

The higher you climb up the professional ladder, the more your daily work life revolves around negotiations for both you and your team mates. Most people initially think of salary packages when considering negotiation skills. However, these skills can range from eliciting help from colleagues to getting support for your new ideas from more senior colleagues and board members.

Identify your main goal for the negotiation and where you would be prepared to compromise. Always go in asking for a bit more than you would like, more money for a project, more salary or holiday entitlement, more funding for staff training. If you have an idea of what your main goals are, the areas on which you compromise will seem like "gifts" or concessions to the other side, making you appear more reasonable and willing to negotiate.

Do not remain so attached to the idea of "winning" the argument. Putting your point of view forward without seeming to be attached to the results helps others lower their guard, relax and be able to see your perspective. Going in with a cross to bear only elicits resistance and tension in others. If you stick to the benefits and logic of an argument, often others will embrace it and sometimes even think of it as their idea - a major benefit if you want implementation more than recognition.

Top Tips for Effective Negotiation

1. Assume everyone has influence. When trying to land a sale or impress at an interview, never assume you know who is completely in charge. Heads of organisations often take advice from a wide range of people, so don't concentrate your efforts only on one person. A kind word for a secretary or personal assistant often helps just getting you the interview slot you want and in fact, many executives will solicit information about your demeanour from their staff. So don't wait to turn on the charm until you see the whites of the CEO's eyes - greet everyone with respect.

2. When entering a negotiation, listen to the other side first. You will frequently hear priorities that overlap with your point of view. Verbally recognise these points and build them into a foundation for the concept you are proposing. Listening also conveys that you want this to be a collaborative process, a good start for any negotiator.

3. Verbally reflect what they are saying to convey that you understand what they want. Use phrases like "What I hear you saying is-" or "If I understand you correctly -". This allows them to correct any miscommunication while demonstrating they are truly being heard; an invaluable asset for any negotiation.

4. After listening, start by emphasising the points with which you agree. Shared priorities and experiences allow differences of opinion to be only one part of the story of how you both want to move forward.

5. If you can, phrase all of your questions in an open manner avoiding answers that are likely to begin with "No". Limiting the usage of this word keeps the atmosphere feeling collaborative, not combative.

6. At the end, summarise the agreements, actions points and compromises each side will be taking from the meeting and minute the details as this can eliminate problems or back-tracking later on.

Evolution of Higher Education In Pakistan

?Man?s flight through life is sustained by the power of his knowledge.?

This statement by an unknown author holds so true in these times. Today, the world we live in revolves around information and knowledge. They are the driving factors for socio-economic development in the country. Human resources are the most critical asset we possess, and the way towards progress and development lies in heavy investment in training this human resource. Only then can a country?s human resources play an effective role in developing a knowledge economy in the competitive global environment.

With the successive and constant developments in all major fields, such as information technology, material sciences, biotechnology, management sciences, renewable energy, etc, the need for an effective training and education system for our youth is essential. These developments are rapidly changing the world. The countries that keep up with these changes, they become world leaders; the countries that don?t, are left behind. In order to keep up with these changes, we need to be able to set our human resource into motion at a moment?s notice, to grapple the latest bit of knowledge and innovations in all fields.

Several developing countries have taken initiatives and focused on the development of new disciplinary areas and have made enormous discoveries such as nanotechnology to leap frog ahead of the leading countries in the scientific world. Such developments are essential for countries such as Pakistan to rise into the list of developed or modern nations.

Knowledge, specially new knowledge about technology, requires a lot of research. Governments and organizations have to adapt new technology and innovations in all fields to keep up with the rest of the world. Such innovations require extensive research and development programs that need to be carried out by our universities and R&D organizations. Strengthening of our universities and R&D organizations, as well as establishing smooth and streamlined links between them and the industries are critical for the absorption of new technology and further innovations.

A strong R&D backbone translates into an increase of knowledge and innovations in our production and service sectors, which further translates into a considerable growth in our GDP. This growth and absorption of technology into the various sectors of our economy, combined with extensive development of our human resources are vital if we are to compete in the global economy.

Innovation plays an important role in several sectors of society, including the government, the private sector, universities and R&D institutes. Hence, innovation in the education sector is an area of utmost importance, as new developments in this sector will gradually bring changes in the complete system. New and improved teaching methodologies, examination systems or curriculum will lay the groundwork for a stronger economy and socio-economic system. These innovations will improve the quality of our human capital with enhanced training and skills, and will greatly speed up the progress of the country.

The world is rapidly going towards globalization and the establishment of a global economy. The concept of Global Economy requires an open mind, and out-of-the-box and lateral thinking. This means that we need to reassess and reconfigure our current education system to incorporate critical thinking, innovation, entrepreneurship, effective communication, teamwork orientation, and flexibility.

This is where the Higher Education Commission steps in. The commission was established to assist in transforming the country into a knowledge economy, a hub for knowledge and information. Ever since it was set up, the HEC has started on a systematic course of action to achieve the goals outlined in their Medium Term Development Framework, or the MTDF. They have identified Access, Quality, and Relevance as the most critical challenges of the sector.

To counter these challenges, they have come up with a strategy that encompasses Faculty Development, Improvement of Access, Excellence in Learning & Research, and Relevance to National Priorities. The most pertinent issues in the country are a lack of access to quality higher education and qualified faculty. These issues need to be addressed as they ensure the development of a skilled workforce which will develop the country further. Learning and Research are also important areas that need to be focused on as without them, we cannot progress our manufacturing and production sectors.

Programs focusing on the development of leadership, governance and management, as well as enhancing quality assessment and accreditation are already underway and the development of sound physical and technological infrastructures is also under way. These projects are key for the achievement of the core strategic aims.

The development of faculty is essential for improving the quality and standards of education in the country. Human resource development and enhancement of local research activities are key areas of several developmental projects. One key program set up by the commission is the Indigenous Scholarship Program. This program has awarded 2000 doctoral scholarships so far and the program has taken steps to ensure international standards of quality.

Another key program, the Foreign Scholarship Program, aims to improve the research and development base in areas that are crucial for the nation, specially focusing on engineering, applied and pure sciences. Links have been established with Germany, France, Austria, Sweden, Netherlands, Korea, China, US, UK, Australia, and New Zealand under this program, and more than 821 Masters and PhD level scholarships have been awarded so far. Another project, amounting to $250 million, to further fund 2000 students for foreign studies was recently approved by the government.

The world?s largest program, the Fulbright Scholarship Program, ($150 million) has been set up by the HEC with US assistance. Through this program, 640 students will study in top American universities while another 500 students will be awarded scholarships in Australia under the Australia Pakistan Scholarship Program. A program for funding Post Doctoral Fellowships has also been set up to place more than 255 scholars in premier academic and research institutions abroad for 9 to 12 month fellowships.

Additionally, the commission has also jump started the Foreign Faculty Hiring Program to recruit highly qualified teachers and scholars from abroad on short and long term contracts. More than 270 foreign faculty members have been recruited up till now through this program. An in-service teacher training program has also been set up which focuses on enhancement of subject knowledge, communication, computer, and teaching skills, as well as advanced assessment methodologies. It aims to train all active teachers in the next three years and more than 340 teachers have gone through this training program so far. Short term training sessions have also upgraded an additional 430 teachers. While in the past two years, the HEC has trained more than 2500 university teachers through various Master training courses. These scholarship and training programs are very critical to raise the standard of our education sector and will bring us on par with international norms.

Accessibility is a very critical factor that restricts our academic output, and with the increase in population and economic demands, addressing this factor is imperative for the country. Enrolment in universities is up by 40% and by 19% through distance learning programs due to a substantial program started by the commission to increase the number of seats available in universities.

Thirteen new universities are also being established to enhance the education sector further and due to the implementation of the indigenous PhD program, there has been a 56% increase in the number of students registered for PhD degrees.

The commission has set up 20 Central Research Laboratories in the major universities in Pakistan to improve and promote research in the country. Additionally, they have set up several programs that support and promote research such as the Competitive Research Program, which has funded over 333 other research programs. However, there is a need to set up more programs such as this to sponsor our researchers so they can participate in international conferences and workshops, presenting original papers.

The University Linkage Program has been established to link up our universities with international universities to increase international collaboration in our research programs. The commission has set up 50 such linkages with British universities based on this program and it aims to improve the quality of research.

The development programs started by the HEC are providing significant assistance to the engineering sector by providing funds for the strengthening of our current engineering departments and by establishing additional campuses and the development of central resource laboratories and institutes. Additionally, they are also supporting biotechnology by setting up institutes in Bio-Informatics, Proteomies, Stem Cell Research, Plant Genomics and Genetic Engineering.

Summer Travels and Healthy Sleep for Your Baby | Baby Care Tips ...

By: Alanna McGinn summer travel

Summer is here and warm weather means cottage, camping, and road trip time. A common question I get asked this time of year is ?We?re going away soon. How do I protect my baby?s sleep?? Here are tips on how to have a great summer vacation with a well-rested baby!

Consistent Bedtime Routine

Practicing a consistent bedtime routine at home is something you can take with you wherever you go. A similar sequence of events can better prepare your child for sleep. Practicing this routine away from home will help give the feeling of security and familiarity to your baby, even if they are unsure of their environment.

A Few of My Favorite Things

If your child has a lovey or blanket that is a comfort item, don?t forget to pack it! Giving them these items at bedtime, reading them familiar books, using the same white noise machine, can help ease the transition of a new sleep environment. If you are using a crib where you are going, use the same crib sheet from home so your baby will have that familiar smell. For your toddler, pack up their pillow case and use it on their new bed.

Take Your Time

If you are planning a long road trip try and leave around nap time so your little one can fall asleep in the car or plan your trip at night. If your baby is a car sleeper try and leave right at nap time. If your child has a hard time falling asleep in the car leave an hour before naptime so if he gets excited from the car he has an hour to relax and fall asleep and it won?t interfere with naptime. Also, give yourself some time to have a relaxed road trip for extra stops for feedings, potty breaks, and leg stretches.

Sleep Training

If you make the decision to start sleep training but you have an upcoming trip happening soon, I recommend holding off on sleep training. It?s so hard to be consistent when you are travelling and have jammed packed agendas. Consistency is key in any sleep training plan. So enjoy your trip and when you get back home you can get started right away.

If you have already sleep trained and are worried about keeping your little one on schedule try not to worry too much about it. You do want to protect their sleep as much as possible but you don?t want to be trapped inside during every nap. Try and encourage some quiet time and stroller sleep throughout the day if you can?t make it back to the hotel room or cottage for nap time. Try not to have a late bedtime every night. And most importantly when you get back home, get right back on track.

Suite Sleep is a Great Sleep

When booking your accommodations I?m going to recommend that you look at booking an economical suite with at least two separate rooms. Most suites have enough space in the main room for a pack and play and come with a sofa bed for toddlers. Some will even have another twin or double bed. Make sure you ask. This way mom and dad you can sneak off into the bedroom while your little one is falling asleep and you don?t have to hide out in the bathroom.

This summer enjoy your vacation time with your family. Be aware of how much sleep you child needs and try to protect it as much as possible but also have a great time doing family fun things and know that when you get back home, everything can go back to normal.

Euro zone turmoil may prolong London's Olympic revamp

LONDON (Reuters) - When Bill Hanway began designing a 20-25 year blueprint to revamp the area of east London that will host this summer's Olympic Games, he factored two to three recessions into his plans.

What the Aecom executive failed to foresee back in August 2003 was the failure of Lehman Brothers, or any possible euro zone implosion.

But now the severity of the downturn which began in 2007 means the revamp timeline may be extended, Hanway said. He declined to say by how much, but one source familiar with the situation said it could be five to 10 years.

"What happened in 2007 was an aberration," said the serene, shaven-headed New Yorker, who is also the brains behind a post-Olympics revamp in south-west Rio de Janeiro, the Brazilian city hosting the Games in 2016.

"No masterplan project could claim to accommodate or predict this range of economic fluctuation," Aecom's executive director of operations said, emphasising the flexibility needed to plan the 741-acre site in London's Lower Lea Valley.

In July 2005, London beat rivals including Paris and New York to host the Games, its winning bid built around the regeneration of an area of east London more famous for its noxious industries, slaughterhouses and polluted waterways.

The post-Games plan is an increasingly important factor when the International Olympic Committee (IOC) selects a host city. The now-derelict and graffiti-covered venues of Athens, which held the Games in 2004, are a reminder of why.

FINAL GREEN LIGHT

The London plan is due to receive its final green light by planners on Tuesday.

Development of the east London site, the majority of which is publicly-owned, will be overseen by the London Legacy Development Corporation (LLDC), which will let venues to new operators once the Games are over and oversee the phased sale of leasehold land to housing developers.

The biggest impact of the financial crisis on the 9.3 billion pound ($14.6 billion) London Olympics project to date was a 2009 decision by the British government to fund development of the athlete's village itself rather than sell to developer Lend Lease, a deal that came with the associated risk of debt finance.

The 11 tower blocks housing 16,000 athletes and officials will be turned into 2,818 homes after the Games, work that requires the installation of kitchens, as competitors eat in communal dining halls. The site was bought by a joint venture that includes the development arm of Qatar's sovereign wealth fund for 557 million pounds in August.

Other changes enforced by the unexpectedly harsher economic climate will include a greater emphasis on job creation when the LLDC selects the future tenant for the media centre once the world's press have left town, Hanway said.

The contract to operate the aquatics centre and the multi-use arena as leisure venues after the Games was also packaged into a single, more financially viable, deal.

Otherwise the message was "don't panic", said Jason Prior, chief executive of planning, design and development at Aecom who oversaw the London project. "We had a long-term view and couldn't over-react to the collapse of Lehman Brothers."

REAL-LIFE SIMCITY

"We've always talked about the Olympic Park as another of London's great estates," he said, referring to the city's aristocratic landowners who have guarded their ancestral good fortune by taking a long-term view of real estate over several hundred years.

Like a real-life version of the computer simulation game SimCity, Aecom uses software to calculate each square metre of housing, schools, dental surgeries and outdoor parks for the area's 14,000 future inhabitants, in addition to the number of swimming pool lanes, police officers and fire stations.

The aim is to attract and retain a mixed group of residents, including the middle classes, to a wider area that is one of the most socially deprived in Britain.

"We knew this wouldn't be the next Mayfair or Kensington," said Prior. "If we create a 'nappy valley' in east London we will have succeeded," he said, referring to the popular description of areas attractive to affluent young parents.

Two primary schools, one secondary school and nine nurseries will play a crucial role in ensuring wealthier families stay. "Bluntly, parents move to be near decent schools and they act as massively important glue in communities," Prior said.

Striking a balance between housing that residents can both afford and aspire to live in was also important. There will be up to 6,870 new homes and the target is 35 percent affordable and social housing and 65 percent private housing, which includes four bedroom townhouses.

"One of the big complaints from the Mayor of Newham at the outset was that once people could afford to, they left the area," Hanway said.

"What will be interesting is what happens in 10 to 15 years when the children of young families leave home or go to university," said Sarah Elliott, Aecom's head of planning in Europe.

GEORGIAN ARCHITECTURE

She is responsible for the software the company developed several years ago to plan such large-scale regeneration projects, which has also been used in Abu Dhabi and Australia, and will monitor population changes through regular surveys.

"We have calculated the floor space people will need right through from nursery schools to sheltered accommodation for old aged people," she said.

There was human input too. Prior and Hanway began work on the Olympic plan in an office in the north London borough of Islington, a neighbourhood they took inspiration from for its Georgian architecture, leafy squares and the gentrification it underwent when affluent people, including former British prime minister Tony Blair, moved in after the 1960s.

"One of the lessons of Islington was that although it has a high proportion of social housing it became a very desirable place to live because of the quality of its housing stock and its accessibility," Prior said, referring to the myriad transport links around the Olympic site.

Masterplanning a 300 acre area of Rio de Janeiro faces the challenge of a Brazilian economy and middle class that are growing at high speed, Hanway said. Discussions about striking the delicate balance between low and higher-cost housing are still underway.

The only certainty around both projects is that the lessons of Athens have been learned, Hanway said, a plan in which Aecom had no involvement.

"We probably won't ever see that level of disuse after the Games again."

TBR 313: Jane Austen and marriage

Jane Austen & Marriage, Hazel Jones

I don't read much literary criticism. As important as books have always been to me, I never wanted to study literature. I feel like I didn't learn the language of lit crit, so I can't understand much of it. But I do enjoy reading biographies of my favorite authors, discovering more about their lives and the context of their writing. With Jane Austen, I also enjoy books that explore an aspect of her worlds, real and fictional, through her novels and her own life. I think of these as the "Jane Austen and" books. One of my favorites is Maggie Lane's Jane Austen and Food. I've also learned a lot from Irene Collins' Jane Austen and the Clergy, Susannah Fullerton's Jane Austen & Crime, and Mary Waldron's Jane Austen and the Fiction of Her Time. When I saw a review of Jane Austen & Marriage in the JASNA newsletter, I added it to my list.

I enjoyed this informative and entertaining book very much. Hazel Jones notes in her introduction that marriage in Jane Austen's time is a complex subject: "These were years of great change and great resistance to change, creating a state of flux in that trickiest of personal relationships, marriage." One of the more influential changes was the growing ideal of companionate marriage, based on love, rather than marriage for social or financial gain. If the goal was a loving, stable, lasting relationship, rather than a marriage of convenience, the choice of a partner became critical, and the criteria different. How did one make the best choice, and who should do the choosing? Jones argues that the ideal of companionate marriage also challenged traditional views of dominant husbands and subservient wives, though she notes that many traditionalists criticized what they saw as radical theories bent on destroying marriage and family.

Jones explores several different aspects of marriage, including courtship, the wedding itself, the honeymoon, marital problems, the arrival of children, and naturally, given Austen's own life, the fate of those who never married ("spinsterhood" vs. "single blessedness"). In discussing each aspect, Jones draws on Austen's experiences and that of her family and friends, particularly as described in her letters, as well as the lives of her fictional characters. In addition, she brings in the experiences of Austen's contemporaries though their letters and journals, as well as newspaper articles. Jones also relies on conduct manuals and advice books, including the sermons of Rev. James Fordyce, which Mr. Collins chose to read aloud to his cousins, at least until Lydia's yawns offended him. Jones has great fun pointing out the absurdity of some of their arguments, though a few times she seems to take them a bit personally, and a tone of irritation slips through, as in her description of the Rev. Thomas Gisborne, who "deprecated the 'rage of rambling' and brandished St Paul - woman must be a 'keeper at home' - as a big stick to beat wandering females back indoors."

Each of Jane Austen's heroines ends up in a companionate marriage, though each takes a different route and a different hero. Her parents' marriage was a companionate one, as were her brothers'. I had not considered the effect of her parents' marriage on her own view of marriage. I've always been more intrigued by the lack of strong mothers in Austen's books, given her close relationship with her own mother. But in her circle of family and friends, she had many different varieties of marriage to study. From them, Jones contends, she developed an understanding of marriage that combined practicality with romance:

No Jane Austen heroine marries for money: affection is always part of the equation - yet the recognition that romance alone would neither keep body and soul together nor sustain martial accord is a crucial element underpinning all of her writing.

At the same time, Austen recognized the toll that marriage could take on a woman, in constant child-bearing, in marital problems. But single women, particularly those who like Austen herself lacked financial resources, faced many difficulties and hardships, including the ridicule society expressed for "old maids." Jones argues, though, that "Jane Austen knew that for her, the prospect of becoming an old maid at last was her best chance of self-fulfillment," because it gave her the space, the time, to concentrate on her writing. As she told her family, "her books were her children."

One Property Management Blog: Condo Boards Crack Down on ...

Condo boards have a message for delinquent owners who fail to pay their monthly fees: Pay up or move out.
Over the last few years, condos increasingly have faced more residents who are delinquent on their monthly fees, which has meant less money for condo buildings' maintenance and amenities.
Condo boards reportedly are now taking a more proactive approach to cracking down on delinquent condo owners.
?Some are publicly shaming deadbeats by posting their names on hallway bulletin boards or barring them from facilities like health clubs and concierge services,? The New York Times reports. ?Others are reflexively filing liens against owners who are more than 60 days in arrears. And boards are writing requirements into their bylaws to provide additional protections.?
More boards say they?re adopting a ?zero-tolerance policy? when it comes to missing dues. For example, one board in New York City building told The New York Times that its policy includes a 10-day grace period in which the owner is sent a letter about failing to pay dues. If the owner doesn?t respond, a second letter is issued and then referred to the building?s lawyer who may then file a lien against the unit.
Why are condo boards seemingly stepping up their efforts more recently to go after delinquent residents?
?An improving real estate market means there is a greater likelihood that delinquent owners can sell their units for enough to repay the condominium; a proactive approach fits with condominiums? increasing stringency on buyers? financials; and finally, after enduring the downturn for several years, boards are growing impatient with owners who are in arrears,? The New York Times notes.
Some condo boards say they are willing to work out a payment plan with delinquent owners. Or, they may encourage the owners to sell their condo so that the proceeds can be used to pay the outstanding debt they owe.

(AP) ? Two great-grandmothers in their 80s have parachuted from a plane to raise money for a veterans' food pantry in northwest Ohio.

The Lima (LY'-muh) News (http://bit.ly/NwU102) reports 83-year-old Marjorie Bryan and 82-year-old Marianna Sherman parachuted Saturday at the Allen County Airport in Lima. They made tandem jumps with retired Sgt. 1st Class Michael Elliott, who has done tandem jumps with former President George H.W. Bush.

The women parachuted to raise money for the local chapter of Blue Star Mothers of America and its veterans' food pantry. Blue Star members are mothers whose children have served in the military.

Bryan is from Lima. Sherman is from Kenton. Bryan likes parachuting so much she wants to accompany Bush if he jumps for his 90th birthday. She would be 85.
